Pressed Cafe coming to Chelmsford - Lowell Sun

CHELMSFORD — Pressed Cafe, a popular cafe with locations in Burlington and Nashua, is coming to Billerica Road.

Expected to open in 2022, the location will have indoor and outdoor patio seating, a full menu drive-thru and online ordering pickup. The cafe specializes in local craft-roasted coffee and espresso, smoothies, cold-pressed juice, fresh sandwiches and panini, soups made from scratch, salads and all-day breakfast.

According to a recent press release from The RMR Group, which manages the commercial property at 330 Billerica Road, the cafe will be the first onsite restaurant amenity in the office park and is the result of collaboration with the town on its Cross Roads at Route 129 initiative.

“We are thrilled to welcome Pressed Cafe to 330 Billerica Road, offering a convenient and exciting dining amenity with high quality food options to the entire park and surrounding community,” The RMR Group Vice President, Asset Management Chris Bilotto said in the statement. “We extend our gratitude to the town of Chelmsford, which has been instrumental with its proactive outreach to businesses and its implementation of a master plan to enhance the presence and connectivity of the business park.”

Pressed Cafe has signed a 10-year lease for 5,675 square feet on the first floor of 330 Billerica Road. The two-story, 98,048-square-foot building is undergoing a lobby and façade renovation that is expected to be completed later this year.

The property, which is owned by Office Properties Income Trust and has close access to Route 3 and Interstate 495, can accommodate office, lab, research and development and retail-related uses.

The addition of such amenities as cafes in the Route 129 corridor was made possible by the Business Amenity Overlay District, a zoning change approved by Town Meeting in fall 2016.

A further change to the overlay district, to allow a restricted number of drive-thru windows by special permit at upscale fast casual restaurants on portions of Billerica and Mill roads, was approved by Town Meeting in May 2019. At that time, town Community Development Director Evan Belansky said the zoning proposal was spurred by a project proponent interested in investing $10 million in 330 Billerica Road.
