An old bar and corner store in the Alta Vista neighborhood is set for a restaurant revival.
The San Antonio Zoning Commission gave initial approval for a zoning change at 2602 N Flores Street, where a small, old, abandoned 304-square-foot building sits on .17 acres.
Property owner and developer Michael Perez, managing partner of MP2 Urban Development, has plans to turn the building into a restaurant that neighbors will want to stop by early in the morning for a doughnut and coffee, or a lunch spot for area students and young professionals.
"I'd like to find a tenant that would fit the neighborhood with a really cool restaurant or cafe," Perez says.
Since the property has a historic designation, Perez must find a way to restore and integrate the property. The historic designation was initiated by Perez because he wanted to preserve the neighborhood's history.
The property was built in 1926 and used to be the site of a Liberty Service Station, one of the first in the area. It became a grocery store in 1946, and then Patsy's Ice House sometime in the '80s.
Since Perez is friends a professor from the University of Texas School of Architecture, the concept drawings were created with the help of students who used the building for a restoration and reuse project.
The zoning change still needs final approval from San Antonio City Council, then designs will need to go before the Historic and Design Review Commission for approval. Perez can then begin his search for the right tenant for the restaurant space.
